  What To Demand Of Your Real Estate Professional
    If You Are The Seller:
        
          u Your listing agent, not a substitute, should be expected to be present at every showing, inspection,
            or other activity where you should have representation. After all, this is your agent's job and they're being 
            paid a commission to do these things. Expect the agent do what they're supposed to do.
        u A 24 hour advance notice prior to a showing, inspection, etc., is the minimum you should accept.
        u Properly qualified buyers, only, should be allow only onto your property.
        u A lock box should not be used if you don't want one. A lock box allows ANY agent, not just yours,
            entrance to your property. You should expect that your agent would be at every showing and properly
            present your property, not just walk a potential buyer through it.
        u Your agent should "captain" the effort to sell your property. They should properly plan the effort,
            inform you of all the steps in the process of selling your property and keep you informed of their
            progress,  as often as you feel it is necessary.
  If You Are The Buyer
          
        u Your agent should search out and present only property which meets your criteria. You shouldn't 
            have to waste time looking at properties which don't meet your needs profile.
        u Your agent should explain, in detail, the steps involved in buying a property from property showing to   
            the mortgage closing. As a minimum this should include filling out the mortgage application, utility   
            transfer, insurance and possession
        u Your agent should review some non-required tests which may be advisable. These include Lead, 
            Radon Gas, water quality and quantity, etc. You must expect them to help protect your interest.
        u Your agent should keep you informed of progress, or even lack of progress, regularly throughout
            the entire process. You shouldn't have to chase your agent to find out what is being done.
